LAKE MCQUEENEY REALTY RENTAL TERMS & CONDITIONS

Reservations & Deposits

Reservations can be made online or over the phone. A $250 deposit is required to confirm a reservation less than a month, and a $750.00 deposit is required to confirm a monthly rental. The deposit will be applied to the total amount due. The remaining balance (rent, taxes, pet deposit - if required, and any other fees) will be charged to the credit card we have on file one week prior to occupancy unless other arrangements are made in advance. Cash will not be accepted for payment. The minimum age of the renter making the reservation and whose credit card is billed must be age 25.

Taxes

Texas lodging tax and any County occupancy taxes that apply are added to your total rent and will be due when the balance of your rent is paid.

Payments

Lake McQueeney Realty accepts Visa, Discover, American Express or MasterCard for payment. All payments should be in US Dollars. Upon our acceptance of your credit card, your reservation will be considered confirmed, and you should receive a confirmation email. In the case of a "No-Show" the reservation will be treated as a vacancy, and the credit card will be charged the full reservation amount.

Cancellations

If you must cancel your confirmed reservation regardless of reason (including bad weather, illness, death, or economic factors) you will be charged the $75 standard cancellation fee. The deposit will be refunded less the $75 if notice to cancel is received by no less than 14 days prior to the scheduled arrival time and no less than 60 days prior to the scheduled arrival time for any stay that is over a month in length. Cancellations made less than the 14 or 60 day time period will forfeit the reservation deposit entirely. There will be no refunds for inclement weather, including hurricanes, mandatory evacuations, or states of emergency.

ANY change in a confirmed reservation, or transfer to a different unit is subject to a change fee of $25.

Check-In & Check-Out Times

Check-in time is anytime after 4:00 pm. Check-out time is 11:00 am. Your credit card may be billed a full night’s stay if you have not checked out before 1:30 pm.

Minimum Rental Age.

At least one guest in the Unit must be a minimum age of 25.

Damage to Property

Please report to our office, any damages upon your check-in or accidental damage that occurs during your stay. Tenants are responsible for all unreported damages; damage caused by negligence, willful and wanton conduct and pet damage. Any unauthorized pet will result in an immediate $200 fine, plus any cost needed for repair or clean up after departure. SMOKING IS NOT ALLOWED anywhere inside the vacation rentals. Any evidence of smoking including: odor, ashes, cigarette butts, etc… will result in an immediate $500 fine, plus any cost needed to remediate the damage after departure, which will be charged to the credit card on file.

Amenities

All Units are furnished for basic housekeeping with fully equipped kitchens and Standard Unit Equipment which includes furniture, washers, dryers, TV, kitchen appliances, pots, pans, dishes, silverware, sheets, one blanket per bed and one pillow per occupant (unless otherwise specified in the condo description), clean towels, wash clothes, hand towels, and bath mats for the guests as well as a small selection of soap and shampoo. Any items you feel will be necessary for your vacation should be brought with you from home or rented.

Golf

Guests wishing to play golf must obtain a Guest Pass from the Management Office to be presented to the Bandit Golf Course Pro Shop when registering to play golf in order to receive their discounts.

Patios and Balconies

The patios and balconies may be used for relaxing and visiting. Outdoor cooking and smoking are prohibited on the patios and balconies. Towels, swimsuits, and other items of clothing’s are not permitted to be left on the patios and balconies.

Safety & Children

Safety and security is the sole responsibility of the guest. Property owner(s) or Lake McQueeney Realty assume no responsibility or liability for the safety or security of the guests, or for injury caused by the criminal acts of other persons. In case of danger or potential damage to persons or property, call 911. The properties have not have been made "child-safe," as various cleaning agents, knives, and other normal household items may be within the reach of small children. Please be aware and cautious with your little loved ones.

Keys

If a guest loses their keys, there is a $25.00 charge per key.

In the event of a lockout, please call (830) 743-6694. Do not attempt to break any part of the property to enter. The full cost to repair such damages will be charged to your credit card.

Inventory & Inspections

A full written inventory, as well as a videotape, has been taken of this property. We will conduct an inspection upon your departure. The inspector looks for: damages beyond normal wear and tear; missing items; the need for excessive cleaning or trash removal.

Errors

All units are privately owned and decorated to individual owner tastes. Every effort has been made to ensure accurate descriptions and community amenities. Lake McQueeney Realty is not responsible for changes in furnishings or bedding. Refunds and adjustments will not be considered for equipment breakdowns or malfunctions.

Pets

Pets are prohibited, unless required by a guest who is the visually impaired. Should a pet be permitted, to assist a visually impaired guest, a deposit of $200.00 will be required which will be refunded unless a problem occurs.

Lost & Found

We are not responsible for items left behind. If you leave something behind, please notify us immediately and we will make every effort to return it to you with shipping cost charged to your credit card on file.

1.00pm. to 5:0 0 pm Monday thru Friday. Noon to 5.00pm. Saturday and Sunday.

Maintenance

We can not be held responsible for any mechanical failure of air conditioning or any other appliances prior to or during the rental period. Please report any problems immediately to the manager at 830-743-6694. We will make every effort to eliminate problems or have repairs made as soon as possible.

Disturbances

Guests are responsible for their own proper conduct and that of all guests in their party. This includes the responsibility for understanding and observing all policies and rules. We want you to enjoy your stay but loud disturbances including but not limited to loud music & noise, nudity, profanity or drunken behavior will not be tolerated. If police or security are called out then the entire party is subject to removal without refund. To report any disturbance or bad behavior please call the Guadalupe County Sheriff’s Department at (830) 379-1224.

Right of Entry

Guests agree that the owner or agents reserves the right to enter the rental property anytime to investigate disturbances, check occupancy, check for damages, to make repairs, alterations or improvements as deemed appropriate or necessary by owner or management.

Housing Compliance

Lake McQueeney Realty complies with all Fair Housing requirements and will not deny any rentals because of race, color, religion, sex, origin, handicap or familial status.

Is Strictly Confidential Lake McQueeney Realty respects your right to privacy and considers any information that you provide us to be strictly confidential. We do not sell or share personal information and e-mail addresses with other companies.
